Phase 1: Scale, Scope, and Monumental Completion

Phase 1 constitutes the primary headquarters tower, a soaring 59-storey architectural marvel. With a gross floor area (GFA) exceeding 350,000 square meters above ground, the structure is one of the largest and most technically sophisticated buildings in the region. The scope of work undertaken by APEX encompassed the complete shell and core delivery, creating a weather-tight, structurally complete, and internally serviced building ready for the Bank's specialized fit-out.

Defining Achievement: Substantial Completion by September 2024

APEX Construction successfully achieved the substantial completion of all core contractual works for Phase 1 by September 2024, a key milestone that transferred primary operational responsibility to the client. This achievement was the culmination of meticulous planning, relentless execution, and seamless coordination among thousands of professionals and specialists.

Detailed Breakdown of Completion Status (as of Year-End 2024)

By the close of 2024, the project had reached an overall construction completion rate of 99.5%. The detailed progress across all critical subsystems is as follows:

1. Building Envelope & Structural Integrity:

   • 100% Completion: The building's exterior has been fully enclosed. This includes the complete installation of the high-performance curtain wall system, cladding, and roofing. Achieving a sealed envelope was crucial for allowing interior works to proceed unaffected by weather and for initiating environmental control systems.

2. Mechanical, Electrical, and Plumbing (MEP) Installations:

   • 99.68% Completion: This near-total completion covers the immense network of life-support systems for the tower:

     • Mechanical: Advanced HVAC systems for precise climate control, firefighting installations, pressurized stairwell systems, and complex ductwork.

     • Electrical: Primary and backup power distribution, lightning protection, comprehensive lighting infrastructure, and cable management for future IT loads.

     • Plumbing: Potable water, sewage, rainwater drainage, and fire suppression piping throughout 59 floors.

3. Vertical Transportation:

   • 100% Completion: All elevator and escalator installations have been finalized. This includes high-speed passenger elevators, service elevators, and freight elevators, all now installed and integrated into the building's control system.

4. Testing, Commissioning, and Handover:

   • 95% Completion: This critical phase involves methodically testing every system to ensure it operates as designed, in sequence, and under load. Systems are calibrated, performance is verified against specifications, and operational documentation is prepared. Reaching 95% signifies that the building is functionally operational and in the final stages of client acceptance.

A significant challenge, expertly managed by the APEX team, involved the simultaneous execution of client-initiated revisions. During the construction phase, the Central Bank instructed design enhancements and layout optimizations to better serve its long-term operational needs.
