• Key Features: Premium retail spaces, entertainment zones, a hypermarket, a state-of-the-art food court, luxury cinema complex, and ample underground parking.

• Total Built Area: Approximately 45,000 square meters (subject to final project specs).

• Timeline: Construction commenced in Q1 2021 and reached full operational completion and grand opening in Q3 2023.

Engineering and Construction Scope: Precision Behind the Facade

APEX managed the full spectrum of construction, tackling significant challenges from the ground up:

1. Substructure & Foundations:

• Executed deep excavation works in the urban center, requiring careful shoring and dewatering plans to protect adjacent infrastructure.

• Constructed a robust reinforced concrete raft foundation and pile caps to support the heavy loads of the multi-story structure and column-free retail spaces.

2. Structural Skeleton & Architectural Form:

• Erected a steel and composite concrete structural frame to allow for the large, flexible floorplates required by international retail tenants. This involved precise fabrication and erection of thousands of tons of structural steel.

• Achieved the iconic "diamond" architectural form through complex geometric glazing and custom façade systems. APEX's detail-oriented coordination was critical in installing the high-performance curtain walls, cladding, and signature skylights that define the mall's luminous aesthetic.

3. Mechanical, Electrical, and Plumbing (MEP) Mastery:

• Installed a central HVAC system with advanced Building Management Systems (BMS) to ensure perfect climate control across diverse zones—from crowded retail floors to sensitive cinema halls—while optimizing energy efficiency.

• Implemented a comprehensive electrical infrastructure, including medium-voltage substations, backup power generators, and sophisticated lighting systems (general, accent, and emergency).

• Engineered a high-capacity plumbing and fire protection network, including sprinkler systems, hydrants, and grease ducts for the food court kitchens.

4. Interior Build-Out & Specialized Systems:

• Managed the complex fit-out of common areas (atriums, corridors, washrooms) and coordinated with multiple tenant contractors for individual store spaces.

• Integrated specialized systems for the cinema complex (acoustic wall/ceiling treatments, stadium seating foundations) and food court (extensive exhaust ventilation, grease management, and utility connections for each vendor).
